Our expansive backyards & pool serve as wonderful spots for group gatherings, as well as a large protected area for families & children to play in absolute safety. With or Without a deck, our backyard and pool is 100% accessible by all rooms. See 'Room Type' when booking, in order to check on the availability of our rooms with rear decks.

Policies
• Cancellation Policy: All Reservation Deposits are Refundable, when cancelled 10 days or more prior to the Date of Arrival. When booking is cancelled within this 10 day period prior to arrival date, the guest is responsible for deposit. Cancellation Fee is $25. For 30 years, our good-hearted business ethic has remained 100% consistent, as we demonstrate our appreciation for our guests. Therefore, IF we are able to Re-Rent, You will be Notified, and Refunded. In certain cases, it may be possible to apply your deposit to a future stay within the season!
• Guarantee Policy: Upon Booking, We require a deposit equal to 2 nights lodging. In such cases, One Night Stays simply require 1 night deposit. During Holiday Weekends/Peak Season Weekends, We require a three night deposit, at the Owners Discretion. For Example, Memorial Day Weekend. This is noted in our Rates/Availability. • Our AAA rates are based on 2 people. Each additional guest is $10. Children (5 & UNDER) are free. Adults (6 and older) incur the additional Extra Person Fee of $10.
• Check-In / Arrivals are required BY 9pm. Guests must call our front desk at 800 544 7705, on the DAY of Arrival. This allows Our Staff to arrange for your Late Arrival. With contact from our Guests, We are able to Help Make Your Arrival As Smooth as possible.
• Smoking in our NON-SMOKING ROOMS will result in a $299 surcharge, without any authorization needed. Our staff is dedicated to providing immaculate rooms, filled with Fresh Clean Natural Cape Cod Air.
• We are offering AAA rates presently ONLINE here. Our Rack Rates are $10 higher. This is our attempt at helping you save money, as we demonstrate our appreciation for all guests in an economy, where every bit helps.
• Our office is open 8:30 AM - 9 PM - arrange your arrival accordingly. Late arrivals are easily arranged by our Front Desk
• Rates subject to State & Local Tax, 9.7%. All Rates based on double occupancy & subject to change.
